Leasing Questions
No appointment is necessary to tour our community; however, it is always appreciated if you call ahead to make sure we are available to provide adequate time for you to tour and ask questions. Please arrive no later than one half hour prior to closing if you would like to tour the property. Everyone over 18 must have a valid photo ID to tour the community.
Our apartment homes are priced individually based on the amenities and features.
Application fees are $65 per person 18 and older occupying the apartment. You may pay these online by credit card, a small fee will apply. All application fees are nonrefundable.
Applications may be found under the Floorplans tab of our property website, or you can stop in the office for a paper application during business hours.
Residents are responsible for paying their portion of water, sewer and trash monthly and this is billed on their rent statement. Certain units also required to pay their share of gas service. All residents pay electric directly to Ameren UE.
Security deposits will vary depending on qualifying criteria, starting at a minimum of $250.
Rent is always due on the first and a $50 late fee is assessed on the 6th of every month (even Sundays and holidays). A charge of $5 a day is assessed every day after the 6th until rent is paid in full.
You can pay rent by setting up your online account on our website. This allows you to use a bank account (no fee) or credit card (with fee) to make payments.
Up to 2 pets, cats or dogs, are allowed. Pets living in the apartment will require a one-time, nonrefundable pet fee per pet in addition to the pet deposit (refundable). There is also monthly pet rent per pet. Total maximum weight for pets is 100 lbs. Breed restrictions apply. Check out our Pet Policy page for more information.
Resident Questions
Yes, if the lease buy-out fee has been paid. A 45-day notice is required before vacating your apartment, and the lease buy-out fee is two and a half times the rent amount. Please make sure that you reference your signed lease agreement and confirm policies with your Property Manager as there could be unique circumstances.
Yes, service members can break their lease without penalty in certain circumstances through the Servicemembers Civil Relief Act (SCRA). Please contact the property manager as soon as possible in this situation. You will need to provide written notice and a copy of your military orders.
If you love our apartments and want to refer a friend, please let our office know! We offer resident referral programs throughout the year and would love for your friends and family to join our community.
You may call the office, send an e-mail, or leave a message with the answering service. You may also submit work orders online if you are enrolled in our online services.
Yes, if someone is temporarily staying with you, please let the office know so we can accommodate for parking. If someone is permanently moving in, or staying longer than 7 days, they will need to fill out an application to be added to your lease agreement.
We require a 45-day written notice, which you are responsible for, prior to move-out. If you need to move-out at the end of your lease term, please remember to come in 45 days prior to the lease expiring to provide your written notice.
Yes! We have AT&T exclusively for all of our residents TV and internet services!
All residents are required to maintain renters insurance with at least $100,000 worth of liability coverage. We recommend using ePremium.
You are allowed to use gas or electric grills on the property. We also provide charcoal grills in common areas.
If you are locked out during business hours, you can come to the office to be let back in your apartment or garage. Please do not call emergency maintenance. You must call a locksmith if you are locked out after normal business hours.
If you have lost your keys, you may have new keys made at our office during business hours for a small fee.

I lived at the Villages at General Grant for the last two years in a one bedroom and loved it. The leasing office was always on top of everything, and was very polite. And the maintenance team never let the day go by without addressing one of my concerns, though I only had to reach out to them on a couple of occasions. On top of that, the unit I toured was very nice, but the one I was given seemed in even better shape.

I lived in two different units from 2002 to around 2008 maybe don't remember exactly maybe longer. I moved back recently after selling my house that's another story but being pet friendly and close to work were 2 huge draws for me. I've found I like to just come and go and not worry about what will need to be fixed next or lawn maintenance. Everyone seems friendly. I have no real complaints. I was happy to see that the units were more updated then when I last lived there.

The last 5 years have been all I expected and more!! The Managers have always gone above and beyond to accommodate my family and I. The grounds keeper is the best at keeping the property well maintained and beautified. You can always count on maintenance to respond quickly to requests even if they can’t resolve the issue at that moment. I love this location also because it’s close to everything! I can go on and on about this great community! I love it!
